About Us

   Introduction   

The basic thrust of the management services provided by Halo Capital I LLC ("HaloCAP") is to create a unique and valuable relationship between Client and HaloCAP. Weeding through this flood of services and overcoming the often overstated benefits is a very intensive, time-consuming and inefficient process for any business person or entity.

True advocacy of Client's interests requires more than a broad smile and free lunch. Competent analysis and presentation of correct property information based on an accurate definition of Client's goals without the taint of simple commission seeking dynamically raises Client's efficiency and saves time. It is this close, clear, well-defined advocacy relationship that is being proposed; to allow Client to make a strong, confident move into any dynamic situation.

Most commercial services companies primarily offer generic transactional services, of which their primary interest is in generating a fee or commission for themselves, not necessarily what is in the best interest of the prospective Client.

Little, if any, consideration is given to the specific and defined needs of the interested Client, be they a corporation, an investor, or any business person or entity.

The underlying terms of the asset and financial management services HaloCAP offers to a Client brings the opportunity for an aggressive relationship, unique to the industry, that results in non-commission driven advice provided solely with regards to Client's best interests.

With it's unique advocacy retainer relationship, these asset and financial management services offered by HaloCAP transcends the norm by placing Client's long term financial objectives as the primary motivation of any investment analysis and decisions.

For the best results, Client should agree to exclusively retain HaloCAP, wherein HaloCAP will devote an appropriate amount of HaloCAP's effective business activity as agreed upon with Client for the purpose of providing non-exclusive consulting / advisory services to Client including, but not limited to, financial and asset management services to Client's portfolios in any metropolitan locations as requested or required. In addition, HaloCAP will perform all negotiations exclusively on behalf of Client as requested.

Where the services of a qualified and experienced real estate brokerage services are desired, HaloCAP will retain the services of our affiliated real estate brokerage company, Halo CRE LLC, where they can bring the necessary licensed real estate management services to bear on a fee basis.

   Limitations   

  • Costs for Third Party Services or Products Obtained from Outside Sources.
  • HaloCAP will not obtain or order third party services or products from outside sources unless Client has agreed to pay for them when payment is due. (Examples, include but are not limited to: construction services, architect designs, insurance coverages, vendor payments, surveys, soil tests, radon tests, title reports, property inspections).

    HaloCAP shall not be obligated to advance funds for the Client. Client will maintain adequate project reserve funds on deposit with and available for HaloCAP's exclusive use for and on behalf of said Client.

  • Travel and Entertainment Expenses.
  • As a part of any contractural Agreement between Client and HaloCAP, Client shall provide advanced approval for any project related travel or entertainment expenses by HaloCAP for and on behalf of said Client. Thereafter, all actual expenses of HaloCAP for said said generally approved travel and entertainment relating to any Agreement will be paid by HaloCAP from Client's project reserve funds on deposit with and available for HaloCAP's exclusive use for and on behalf of said Client.

  • Disclosure of Client's Identity.
  • HaloCAP has Client's permission to disclose Client's identity to third parties without prior written consent of Client, unless so requested by Client to keep Client's identity confidential.

  • Disclosure of information.
  • HaloCAP agrees not to disclose information obtained in confidence from Client except as authorized in writing by Client or as required by law.

   Legal Issues   

  • Required Nevada Duties Owed Form.
  • If the services of our affiliated real estate brokerage company, Halo CRE LLC, are required, please note the following:

    Under Nevada Department of Real Estate law, a real estate licensee is required to provide each party to a real estate transaction with a form setting forth the duties owed by the licensee. Enclosed with all Agreements will be a copy of said form as Addendum "X" - DUTIES OWED BY A NEVADA REAL ESTATE LICENSEE, attached thereto and made a part of any Agreement.

  • Governing Authority and Attorney's Fees.
  • Any Agreement shall be governed, construed and interpreted by, through and under the Laws of the State of Nevada. In case of litigation or arbitration concerning any Agreement between the parties, the parties agree that costs and reasonable attorneys fees shall be awarded to the prevailing party.

  • Modification of any Agreement.
  • No modification of any of the terms of any Agreement shall be valid, binding upon the parties, or enforceable unless in writing and signed by both parties.

  • Copy of Agreement.
  • Client will be provided and acknowledge receipt of a copy of any Agreement signed by the HaloCAP.

  • Entire Agreement.
  • Any written and agreed to Agreement constitutes the entire agreement between the Client and HaloCAP and any prior agreements, whether oral or written, will have been merged and integrated into said Agreement.

  • Counterparts.
  • If more than one person or entity is named within any Agreement that may be executed by each party, individually, and when so executed, such copies taken together shall be deemed to be the full and complete Agreement between the parties.
